Can you work from a landlord make good list?

Yes. Hand us the make good list from your landlord, building manager or lease, and we turn it into a clear line-by-line plan of what comes out, what gets repaired and what gets reinstated. That way you know exactly what we're doing before we lift a tool, and nothing on their list gets missed at inspection.

What does a make good usually cover?

It comes down to your lease and the condition you took the space in, but most make goods mean stripping out the fitout, patching walls, ceilings and floors, repainting, and capping off power, data and water so they're safe. The aim is to hand the tenancy back in the state the lease asks for, ready for the inspection or the next tenant. We confirm exactly what's involved before any work starts.

How far ahead should we book a make good before lease handover?

Book us in as early as you can. Walking the space and reading the lease well ahead of the deadline gives us time to line up trades and a waste skip, settle the price, and avoid a panicked rush at the end. Once we've seen the tenancy and know your handover date, we'll give you a realistic program.

How is make good different from a de-fit?

A de-fit just pulls the existing fitout out. Make good goes further: after the strip-out we patch the walls, ceilings and floors, repaint, and make the services safe so the tenancy matches what the lease requires for handover. We do either on its own, or both as the one job.

Can you remove office partitions, workstations, and built-in joinery?

Yes. On an office make good we take out the partitions, workstations, joinery, fixtures, cabling and signage, then patch and repair the walls behind them. What comes out depends on what the original fitout added and what your lease says has to be put back for handover.

What should I send to get started?

The make good clause from your lease, any list from the landlord or building manager, and your handover date are the most useful things to send. Photos or floor plans of the current tenancy help too. From there we'll read through the requirements and confirm exactly what the job involves.
