Starting a project

How do I get a quote?

Send the address or suburb, the type of space, the current tenancy condition, your target timing, and any drawings or photos you have. We walk the site, check the services, access and approvals, then settle the finishes and the works before we price it.

Do you give a fixed price or an estimate?

Once the finishes, the works and the site conditions are settled, we give you a detailed quote. Early on we can talk through an indicative range, but the firm figure follows the site review so it reflects the real build, not a guess.

Who do you work with?

We work with business owners, tenants, landlords, and property managers. Whether you are fitting out a new tenancy, refurbishing an existing space, or meeting a make good obligation, we run the build to suit how the space needs to work.

Which areas of Sydney do you cover?

We deliver across Sydney City, the North Shore, the Eastern Suburbs, and the Inner West, with the key suburbs listed on each service-area page. Send through the address and we will confirm access and building conditions.

What affects the cost of a commercial fitout?

The tenancy condition, existing services, site access, approvals, joinery, finishes, after-hours work, and the amount of demolition or make good required. A higher-spec finish, tricky services, or a tight base building will all move the figure, which is why we settle the finishes and the works early.

How long does a commercial fitout take?

It depends on the size of the job, joinery and finish lead times, approvals, and site access. Once the works are settled we set a program, flag anything that could affect the timeline early, and order the trades to suit a target date where there is one.

How does the first consultation work?

We start with the project details, then walk the site to check access, the existing services, and exactly what the job involves. That walk-through is what lets us give an accurate quote rather than a guess.

How the build runs

Can you work around an operating business?

Where the tenancy and program allow it, we stage the build, isolate work areas, and run noisy or disruptive tasks after hours so essential parts of the business keep operating. We agree the access, site controls, and the order of work around your hours before we start.

Who runs the trades and the site?

We do. One accountable team runs every trade, material, site control and access window, with progress updates through the build, so you are not chasing separate contractors yourself.

Do you handle approvals and building requirements?

We work to the relevant building approvals, fire and accessibility requirements, and any landlord, strata, or base-building conditions for your tenancy. Where a development or building approval is needed, we factor it into the program so the build timeline stays realistic.

Yes. We hold NSW Building Contractor Licence 459804C.

Are you insured?

Yes. We maintain $20 million public liability cover for commercial works.

Are you a member of an industry body?

Yes. We are a member of the Housing Industry Association (HIA).

What types of commercial fitouts do you do?

What is the difference between a fitout and a make good?

A fitout builds out a tenancy for how your business operates, while a make good returns the space to the condition your lease requires at the end of the term. We deliver both, and can read your make good clause and turn it into a clear list of works.

Can you design and construct, or build from existing drawings?

Both. We can build from drawings supplied by your designer or architect, or provide design and construct support to turn an unfinished brief into a buildable plan.

Do you take on smaller refurbishments and joinery, not just full fitouts?

Yes. As well as full fitouts we handle refurbishments, interior upgrades, and standalone commercial joinery such as reception counters, retail display, and built-in storage.
